Each individual tenant will complete our Harvest Rental Application and will undergo a credit and background check. Credit scores, a secure place of employment, and ability to pay bills on time will be a deciding factor in the lease of your property.
There will be a written lease with additional custom stipulations specifically for your property that will clearly outline the rules and expectations for renting your home. Your Harvest Realty Property Manager will ensure that all important items will be addressed leaving no room for misunderstandings once the lease has begun.
A Security Deposit will be collected and held in Harvest Realty's secure trust account in case of damages that may incur during the term of the lease. The Security Deposit must be paid before the beginning of the lease.
A thorough walk-thru will be done before the tenant moves in to note the condition of the property. A similar walk-thru will be performed at the end of the lease to ensure the tenant has left the property in the condition it was in before the lease. Any damages will be deducted from the tenants Security Deposit.
Once the lease has begun, regular inspections will occur periodically to guarantee that the terms of the lease are being adhered to. If any violations are noticed they are addressed immediately. The tenant will be forced to comply with the terms of the lease at all times or an eviction may occur.
In the unfortunate situation of an eviction the contractual terms of the Rental Agreement will be enforced for compensation to the landlord
